Fannie Mae - Home Path Mortgage Financing

I have seen a number of homes pop up around the Boise area recently that qualify for HomePath mortgage financing.  In my opinion this is a great program, here is why:

HomePath® Mortgage Financing

This special financing is available on Fannie Mae homes with the following logo:

  • Low down payment and flexible mortgage terms (fixed-rate, adjustable-rate, or interest-only)
  • You may qualify even if your credit is less than perfect
  • Available to both owner occupiers and investors
  • Down payment (at least 3 percent) can be funded by your own savings; a gift; a grant; or a loan from a nonprofit organization, state or local government, or employer
  • No mortgage insurance*
  • No appraisal fees
  • Also eligible for HomePath Renovation Mortgage (see details below)
  • HomePath Mortgage financing is available from a variety of lenders - both local and national.
As I stated, there are a ton of these homes in the Treasure Valley right now.  Feel free to search homes in the boise area at the HomePath website, or just give me a call!  I would love to do the work for you!

FIRST TIME HOME BUYER CREDIT

TIME IS TICKING!  HOMES LOANS FOR TAX CREDIT MUST BE CLOSED AND FUNDED BY NOVEMBER 30, 09!

After hearing so much buzz and confusion about the tax credit I thought I could answer some questions for those in need. The American Recovery and Reinvestment Act of 2009 expanded the first-time homebuyer credit by increasing the credit amount to $8,000 for purchases made in 2009 before Dec. 1.

For home purchased in 2009, the credit does not have to be paid back unless the home ceases to be the taxpayer's main residence within a three-year period following the purchase.

First-time homebuyers who purchase a home in 2009 can claim the credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax return, due April 15, 2010. The credit may not be claimed before the closing date. But, if the closing occurs after April 15, 2009, a taxpayer can still claim it on a 2008 tax return by requesting an extension of time to file or by filing an amended return. News release 2009-27 has more information on these options.

Feel free to contact me if you have further questions regarding the tax credit.   This is an amazing credit!  With great prices in many areas of the Valley it is worth taking advantage of if you are considering buying in the immediate-near future.
